Receive a Staff presentation and hold a Public Hearing to receive comments for or against Ordinance 2022-89, amending the Official Zoning Map of the City in Case No. ZC-22-35, by rezoning approximately 1.35 acres of land located at 126 and 128 Smith Lane from “SF-6” Single Family-6 District to “SF-4.5” Single Family-4.5 District, or, subject to consent of the owner, another less intense zoning district classification, including procedural provisions; and providing an effective date, and consider approval of Ordinance 2022-89, on the first of two readings.

How many lots would be allowed at SF-6?
How many at SF 4.5?

There are variables which staff does not yet know, the biggest being how much land would need to be dedicated to extend the street to provide frontage to the new lots. Another variable is the final lot size. Using our best estimate staff thinks approximately 8 lots could be built using the 6,000 square foot minimum lot size in SF-6 and approximately 11 lots using the 4,500 square foot minimum lot size in SF-4.5.
