Consider approval of Resolution 2022-130R, approving a Chapter 380 Economic Development Incentive Agreement with Hill Country Group, LLC, providing incentives in the form of refunds of a percentage of real and personal property taxes over five years for the construction of a minimum 820,000 square feet of space for the location of a studio facility for film and video production within the La Cima Development; authorizing the City Manager, or her designee, to execute said agreement; and declaring an effective date.

Why are there no maps for environmental, recharge zone, risk response times, etc? What all is granted to them for being built under the La Cima agreement?

Why are there no maps for environmental, recharge zone, risk response times, etc? What all is granted to them for being built under the La Cima agreement?

Maps for those items have typically not been included in incentive discussions; however, staff will work to include these maps in an updated presentation for Tuesday night’s meeting.

The entire La Cima development must meet an overall impervious cover limit of 19% which is below the 20% limit contained in current City Code. At this location, Hill Country Group is expected to build at 48% impervious cover, which is less than the 80% that would have been allowed for a commercial project. Hill Country Group will also develop a Water Pollution Abatement Plan to address stormwater quality and aquifer protection, and construct water quality controls that meet the City’s current requirements which are more stringent than the previous agreement.
