Receive a Staff Presentation and hold a Public Hearing to receive comments for or against Ordinance 2021-77, amending the Official Zoning Map of the City in Case No. ZC-21-16
by rezoning approximately 22.58 acres of land, generally located at the Northwest Corner of the Wonder World Drive and Highway 123 Intersection, from “FD” Future Development
District to “EC” Employment Center District, or subject to consent of the owner, another less intense zoning district classification; including procedural provisions; and providing an
effective date; and consider approval of Ordinance 2021-77, on the first of two readings.

Please enumerate the limited industrial uses allowed in the context of being near a sensitive watershed as well as the impact of being able to implement 80% impervious cover.

Please note that surrounding uses includes a church immediately adjacent to this parcel which is not on the list. It was discussed at the PZC meeting.
In the future, on the ARF, for PZC action, PLEASE provide the date of that meeting so I can watch it.
I don't see "Concerns by the PZC" which we have been receiving, which has been very helpful. Fortunately, I watched the meeting and there are concerns are not listed in the ARF, that I can find. At 0.16.00 timestamp, Chair Garber asked that staff relay these concerns to the council. At 0.17.30 staff stated that would happen.

There were also concerns about a hotel and a few other uses being located there.

I found the Commission Recommendation. It's not where it used to be and I liked the information in the ARF, but it is here. However, I don't see the concerns about the church and it was mentioned multiple times.

Only “Electronic Assembly/High Tech Manufacturing” is permitted. There are 3 industrial uses which would require a CUP: Micro Brewery, Outside Storage (as primary use), and Research Lab.

There were also concerns about a hotel and a few other uses being located there. This was noted in the P&Z Action section, but not the ARF – we will look at ways to improve where P&Z discussion is located in future ARF.

Correct, the discussion should have read: “P&Z did not believe truck stops at any location nor hotel/motel in certain locations, specifically adjacent to the senior living apartments and church, is…”.
