Receive a Staff presentation and hold a Public Hearing to receive comments for or against Ordinance 2024-16, amending the Official Zoning Map of the City in Case No. ZC-23-19, by rezoning approximately 1.931 acres of land generally located at the south side of Lindsey Street between North Comanche Street and North Street, and southwest of the intersection between Lindsey Steet and North Street from Multifamily-12 “MF-12” District, Multifamily-18 “MF-18” District, and Multifamily-24 “MF-24” District to Character District-5 Downtown “CD-5D” District, or, subject to consent of the owner, another less intense zoning district classification; including procedural provisions; and providing an effective date; and consider approval of Ordinance 2024-16, on the first of two readings.

Please advise where in the Land Dev Code I can find "High Density-Downtown" and what that means different from "High Density?"

What about parkland dedication?

Table 7.9 Landscaping Purpose Built Student Housing is 20% - what about impervious cover maximum?

What are the requested number of apartments and bedrooms in this section, west of North St?
What would it be with the changes they are proposing?

Please advise where in the Land Dev Code I can find "High Density-Downtown" and what that means different from "High Density?" The term used in the Development Code is High Intensity, it looks like the developer presentation uses the term High Density. The Development Code does not distinguish downtown separately. What about parkland dedication? This will be determined at the time of plat once the final number of units is determined. The applicant must dedicate land or pay a fee in lieu of dedication at that time.

Purpose Built Student Housing is 20% - what about impervious cover maximum? The applicability section above Table 7/9 states the landscaping applies to special districts (Commercial / Industrial) and legacy districts. Table 7/9 does not apply to Character Districts.

What are the requested number of apartments and bedrooms in this section, west of North St?
What would it be with the changes they are proposing?

The final number of units / bedrooms will not be known until the developer prepares site and building plans which conform to our Development Code. This question can be shared with the Developer to answer as part of their presentation.
